关于租客和房东的那些事儿

你写的很好,但漏了几点:

A loadlord can only ask renter(s) to leave if:
1. The renter didn't pay rent on time, landload gives written notice and can kick them out after 10 days
2. The renter didn't obey the conditions of the agreement, need one month notice
3. The lease is in fixed term, the landlord still need to give one month notice before the end of the term

If the rental is on a flexible term or month-to-month and the renter obeys the agreement, landlord canNOT ask the renter to leave, unless:
1. The landlord or his/her relative want to move in
2. The landlord sold/renovating the house
In these cases, the landlord must notify the renter in writing TWO months in advance, plus need to give the renter one month rent amount (or not charge the last month rent) as compensation.  If the renter received the notice and then found another place befor two months, they only need to give the landlord 10 days notice and still have the one month compensation regardless when they leave.

I went through this myself as a landlord, gave notice at the end of last Nov (2008) to ask the renters to leave at the end of Jan as we needed to move in ourselves in Feb 2009.  But on Dec 20th, they told us they want to move out at the end of Dec, so we had to give them one month rent money (Dec rent) back and had the place empty for Jan.

The above are all in the BC rental law, easy to find in web.  The law is more for protecting the renters.

还有一点: 如果房东在房客搬走后十五天还没还给房客押金, 除非房客不要, 否则房东应付房客双倍 (also BC rental law).

By BC law, unless it is written in the agreement or in the move-out inpestion paper that the landlord can use the deposit to do the cleaning/repair, otherwise the landlord must give the renter back the deposit within 15 days, regardless.

If the renter and the lanlord both agree that the place is not clean enough or there is real damage when  the renter moves out., the renter then pay for the cleaning/repair separately or from the deposit, it is the renter's choice.

Of course, if the landlords and the renters are both reasonable people, then there is no need for any law.  The law is here to protect people (mostly the renters) when there is a disagreement.

会员是按年,你加入一,二年后觉得都明白了,自己都可处理了,可多买些表格以后备用,不再入会也无妨.

ROMS BC会员费,老会员续签是122刀/年,新会员第一年要多一点点,如果有两个或多个单元还要加几刀。

你上面放的网站和ROMS的大多条文是针对独立的单元,包括公寓/房子里分隔出的一部分,可能对于自己和房客合住,大家合用卫生间/厨房的情况不一定管用。 我们加入ROMS是因为以前有过独立出租房并且现在帮朋友管他们独立出租房,但自己家里从来没有出租房客合住,所以不清楚合住的情况。 你可以打电话给RTB问问看。


注:ROMS七月一号和省里的另外两个房东组织合并了,所以加入了ROMS,也就自动是新的组织成员了。
